What to Expect in the Listing and Selling Process
We meet to discuss your needs and desires. What is the purpose and goal of selling your home? Are you purchasing another home, relocating, up-sizing, down-sizing?
My goal is to make the process of listing and selling your home as convenient and stress free as possible while meeting your goals and needs.
I will perform a Competitive Market Analysis (CMA) to determine the current market value range based on your home compared to similar homes that have sold in the area.
We will establish the Listing Agreement with price, time frame, details, duties, etc. Then I prepare the necessary documents and disclosures required for the sale of residential real estate.
I will provide a staging consultation to help with preparing the home for presentation to prospective Buyers. (We may enlist the services of a Professional Staging Consultant)
I contract to have professional photos taken that will be used for marketing and in the MLS.
Deliver the yard sign.
Activate the property for sale Listing in the Multi-List Service (MLS) , RE/MAX websites, personal channels, and syndicated websites.
Coordinate and Schedule Showings with the Showing Service and prospective Buyers.
Communicate with Showing Agents, answer questions, obtain feedback, etc.
Receive , Review and Present all Buyer offers to you, the Seller.
Advise you of possible options, considerations or “red flags” to be aware of in the offer(s).
Negotiate with Buyer’s Agent on your behalf , regarding a counter offer (if necessary), closing information timeframes, and any other details of the contract.
Track all required Dates and Deadlines in the Contract to ensure everything is on schedule.
Collect the Earnest Money from the Buyers.
Coordinate the Buyers Home Inspection.
Coordinate the Buyers Appraisal.
Coordinate with the Title Company for all Documents, information, and closing details, etc.
Ensure all required documents are completed properly in a timely manner.
Schedule and Coordinate getting you to the Closing Table.
Important Note: If you, the Seller, is also buying another home and the purchase is contingent on the sale of your current property, it is critical to coordinate both transactions so as to ensure smooth closings of both, and a smooth transition from the old home to your new home. Often, the two closings are on the same day to better facilitate funding and moving. If you are relocating, coordinating (to the best extent possible) with the other end of our relocation is also very important.
