What to Expect in the Purchase Process

I will meet with you, the Buyer, to learn about your needs, wants, desires, budget, and anything else that may assist in finding appropriate properties for you.

We will establish a working agreement and complete a Buyers Agent Agreement so I can represent you in the transaction.  

I will work with your Lender (or recommend a Lender) to establish pre-qualification, and obtain Lender Letter.

I assist you in the home search based on area, budget, needs, wishes and wants.

I  schedule showings, obtain access information and accompany you to all showings.

During the showings, I may point out features and items to consider about the property. 

Once a property is selected, I draft the Offer to Purchase for you, using your criteria and submit the offer to the Seller which includes the Offer to Purchase,  Lender Letter,  Earnest Check, and any other information necessary to help gain the Seller's attention and confidence in youroffer.

I assist you through the negotiation and reaching a acceptable agreement with the Seller.

Once under contract, I Coordinate with Title Company for the Title Commitment, closing details, etc.

I track and ensure delivery, review, and signing of all appropriate documents and disclosures from the Seller to be completed in a timely manner. 

I assist you with scheduling the Home Inspection and I attend the home inspection with you.  

I help negotiate the resolution of any inspection objection issues, if any.

I assist with details of obtaining the Appraisal.

Throughout the process, I monitor and track all Dates and Deadlines in the Contract to keep everything on track.

I coordinate with the Lender to ensure Final Approval and the "Clear to Close" is on track and complete before the closing date.

I am with you at the closing!

Important Note:  If you are selling a home (whether local or relocating) and the purchase is contingent on the sale of that property, it is critical to coordinate both transactions so as to ensure smooth closings of both, and a smooth transition from the previous home to your new home.  Often, the two closings are the same day to better facilitate funding and moving.
